The complex is really nice. It’s a fairly quiet complex, no real issues with loud neighbors. The leasing office does a fantastic job of hosting events and food trucks. Super friendly and super quick to get on top of issues.

Beautiful neighborhood, HOA, great neighbors, very quiet area. The home is nice, corner lot, i’ve had plumbing issues but the property management company is on top of it quickly.

Found this listing on Zillow several years ago and met with the owner fairly quickly. He’d had another family who was going to take the home but fell through and he reached back out to us immediately. Since then he has been incredible with the upkeep, response times, and the house itself has stayed in great condition. He has assisted with renovations and improvements and keeps up with the general maintenance of the home.

Great neighborhood for having kids since there is a big park close by. There is an awesome nature center with lots of things to do with the family. Unfortunately there are little to no sidewalks in the neighborhood and the speed limit on our street is 30 mph.

Great starter neighborhood. Its walking distance to a prison but also close to stores and recreation. Its very close to the highschool and highway so you get a lot of noise. Neighbors all really kept to themselves. Relatively no noise from the neighbors

This is a fantastic neighborhood with great schools and safe walking paths. There are multiple parks within walking distance.

It's a really nice modern building. It's fairly new so it's kept up well. Only problem is the sensitivity of the fire alarms. There are so many alarms in my apartment that it's overkill. But over than that, I love it. Perfect for one person. No guest parking in the garage so more than one person and they have to park out on the road unsecured.

Great community to live in! Lived in the same house for 10+ years. I don’t have many complaints, the hoa is a little strict but other then that it’s a great community

Very friendly neighborhood

I really wish someone had told me how bad the carpet felt before I moved in. Everything looked fine during the walkthrough, but walking on it barefoot was honestly pretty rough and not something I expected. Hopefully that’s something they replace before the next tenant. That said, property management (Zzyzx) was super responsive and easy to work with. Any issue I had was handled quickly, which made a big difference. I did get a few HOA notices for weeds, but nothing unreasonable. They felt pretty fair overall. One thing to be aware of is that people from the neighboring apartment complex would occasionally hop the wall and walk through the neighborhood. Also, the main street nearby had some homeless presence, which made me feel a bit uncomfortable walking my dog alone at night. Overall, it’s a decent place with really solid management, but a few things that are definitely worth knowing ahead of time.

First and foremost it is an amazing neighborhood. The landlord has been amazing throughout the years. He has fixed a couple appliances in a timely matter. The HOA is pretty respectable and will give you plenty of time to fix a problem. Neighborhood is quiet and everyone is nice.

Neighborhood has gotten pretty crappy over the last few years. Packages have gotten snatched from porch. You can hear cars racing down the street and doing donuts once in a while. Lots of foot traffic from ppl who likely don’t even in the neighborhood pass through to go to the next neighborhood. The HOA is another hellhole. They’re selective on which houses they’ll enforce regulations on. They definitely don’t regulate the section 8 houses, there’s been a mattress on the sidewalk in front of one of the houses for over 2 weeks. Meanwhile I get a letter when I leave my trash cans out an extra night.

Quiet neighborhood, all main shopping is within 10 mins and fast to be on a freeway. Old house, comes with its own experience but overall a good home.

Great house, good neighborhood

We lived at the very front of the complex and for the most part it’s quiet minus all the traffic on Russell Rd, No issues with any tenants living there. Everyone kept to themselves. Although towards the back of the complex there were some shifty characters sometimes. Overall unit was kind of outdated but after we left the unit the owner did upgrade, so I guess it’s varies with other units. Our unit didn’t have a garage for our unit and only one parking spot for our car. Guest playing is anything without a shade structure.

Great place and location Downfall was the helicopter at random times but the hospital was right across the street so even though it was annoying, someone needed life saving treatment Annoyed when it became open parking and no assign parking

Lived here when I was a kid for 10 years and really enjoyed it. Now as an adult, i’m renting. It’s a comfortable apartment with decent sized rooms, laundry room and kitchen space. Quiet gated neighborhood, parking is decent, two pools, a gym, and amazon locker. Price is a little high, but I think it’s worth it for an apartment, as most places I’ve looked at are pretty small with the same price point.

Overall not the best place. Parking is always full (people sometimes park in your designated spot for your apartment). Kids are always yelling and throw rocks near the cars so you end up with big rocks where you’d park. Someone we know even had a rock thrown through his patio door. Management has changed like 2-3 times in the past 3 years. Simple maintenance is done quickly however bigger maintenance issues have taken a week to over a month to be completely fixed due to using 3rd party companies who don’t do the job correctly. I’ve had to have my bathtub resurfaced 3 times in one year. Multiple leaks have come down from upstairs due to maintenance not shutting off water properly. The price isn’t worth the space nor quality of the apartments. Walls are thin so you can hear your neighbours alarms going off in the mornings. When there’s traffic it’s also hard to get out of the apartment especially if you have to hit the u turn right in front of the apartment to go towards the freeway.

We've lived in Gibson Springs well over a decade now and can't imagine living in another part of Henderson/Las Vegas. Everything we need (shopping, entertainment) is so close by yet our neighborhood is so quiet and doesn't feel or sound like its in the middle of a city. Neighbors are friendly, we'd met everyone on our long cul-de-sac within a few months of moving in. Several parks are within a couple of miles of our home and its very common to see people out walking themselves and their dogs when the weather allows.

This apartment complex is a good starter spot if you’re young and looking to save for the next spot. It was just my fiance and I, and for the most part we enjoyed living here for two years. Pros: maintenance was always fast and reliable, close to downtown summerlin for shopping and leisure activities, clean complex, friendly neighbors Cons: the main con, is this complex is on the older side. If you’re looking for a luxury apartment or a modern look this is not it. Initially it was presented to look more modern during the walkthrough and online. However, the unit we got was older. This consisted of popcorn ceilings, carpet instead of the modern gray tile, and older brown countertops instead of the renovated white ones.

This place was a great apartment complex to live in for a family with children.

We loved the house and the actual neighborhood. HOA is a hassle no matter where you live but it was tolerable. We hated that there was only one way in and out of the entire neighborhood and it was not convenient for anything too close. Location was rough neighborhoods once you left our neighborhood.
